Jumeirah
Before the towers of Dubai Marina and Downtown, there was Jumeirah. The district grew along the coast as the city's original residential seaside, and it remains one of the most sought after places to live for those who prefer a house and a garden to a tower and a view.
At a glance
Jumeirah is a long established coastal district of Dubai, running south along Jumeirah Beach Road through Jumeirah 1, 2 and 3 towards Umm Suqeim. It is known for low rise villa neighbourhoods, public beaches and landmarks such as La Mer and, further south, Burj Al Arab.

Character
Jumeirah is low rise and leafy. Villas, many on generous plots, sit behind walls on quiet streets, while Jumeirah Beach Road carries a ribbon of cafés, boutiques and beach access. Jumeirah Mosque, opened in 1979, is one of the few mosques in the city that welcomes non Muslim visitors, on guided tours run by the Sheikh Mohammed Centre for Cultural Understanding. Newer additions such as La Mer, developed by Meraas in Jumeirah 1, and the seahorse shaped Jumeira Bay island, also by Meraas, bring contemporary beachfront living to the older fabric.

Living hereLiving here
Day to day
Life here is relaxed and local. Residents walk to the beach, cycle along the coast and meet in neighbourhood cafés. Public beaches include Jumeirah Public Beach, Kite Beach with its sports and paddleboarding, and Sunset Beach at Umm Suqeim, looking out to Burj Al Arab. La Mer adds restaurants, a waterpark and water sports, and the Dubai Water Canal reaches the sea through Jumeirah, adding waterside paths. The area's long history gives it a settled, residential feel that newer districts take time to acquire.

Connections
Jumeirah Beach Road and Al Wasl Road run parallel to the coast, with Sheikh Zayed Road a short drive inland. The Dubai Metro Red Line runs along Sheikh Zayed Road, so most homes are a drive rather than a walk from a station. Downtown Dubai and DIFC are close.
Fit
Is Jumeirah right for you?
A good fit for
- Families who want a villa with a garden near the beach
- Buyers who value an established neighbourhood over new build
- Owners planning to rebuild or renovate a villa on its own plot
Worth weighing
- Much of the villa stock is older, and condition varies greatly from house to house.
- Metro stations are inland, so daily life is mainly car based.
- New supply is limited, so choice can be narrow at any given time.
- Redevelopment of individual plots means building work in some streets.
