In short
- Expatriates buying a first home up to AED 5 million can borrow up to 80% of the price, so the minimum deposit is 20%. UAE nationals can borrow up to 85%.
- Budget roughly 6% to 8% of the price in cash on top of the deposit: the 4% Dubai Land Department fee, registration, bank and agency fees. Since February 2025 these cannot be added to the loan.
- The longest mortgage term in the UAE is 25 years.

Illustration only, not an offer. Payments assume monthly compounding and a level repayment schedule. Purchase costs use DLD fees and typical bank charges reviewed 21 October 2026; banks set their own rates and fees. Since 1 February 2025 DLD and agency fees cannot be added to the loan.

DLD fees from the Dubai Land Department service schedule. The transfer fee is officially split 2% buyer and 2% seller, but by market convention the buyer usually pays the full 4%, as shown. Trustee, valuation and processing fees attract 5% VAT. Bank fees vary and are often negotiable. Fees cannot be financed and must be paid in cash. Reviewed 21 October 2026.

Calculator questions
How is the monthly repayment calculated?
We use the standard amortisation formula with monthly compounding: the payment that repays the loan in full over the term at the stated rate. When a fixed period ends, the payment is recalculated on the remaining balance at the follow on rate, which is how UAE banks reset repayments.
What is the maximum loan to value in Dubai?
Under Central Bank rules, expatriate residents can borrow up to 80% on a first home valued at AED 5 million or less and 70% above that; UAE nationals up to 85% and 75%. Second homes are limited to 60% for expatriates and 65% for nationals, and off plan property to 50%. Non residents depend on the bank, typically 50% to 65%.
Can purchase fees be added to the mortgage?
No. Since 1 February 2025 banks may not finance the DLD transfer fee or agency commission, so these must be paid in cash alongside the down payment.
