Cross border investment advisory

Capital that crosses a border deserves an adviser who has crossed it.

Advisory for capital that crosses a border: UAE investors acquiring commercial and residential property in the United States and Europe, and international investors acquiring in Dubai, Abu Dhabi and Ras Al Khaimah, with the structure, currency and tax interface of each jurisdiction thought through before the first offer.

What is included.

A property bought abroad is never only a property. It is a currency position, a legal structure, a tax filing in two places and, often, a relationship with a lender who has never met you. Castilion's cross border desk exists so that those questions are answered before capital moves rather than after. Our Chairman and CEO, Mungi Adlan, invests in US commercial real estate himself and was named Global Real Estate Investment Strategist of the Year at the RED Global Awards 2026 presented by Forbes Romania. That experience runs in both directions.

For UAE based investors looking outward, we source and underwrite commercial assets in the United States and selected European markets, assemble the local team, and frame the decision as we would any holding: inputs, infrastructure, people, capital, demand, supply, value and exit. For international investors looking at the UAE, we explain how Dubai, Abu Dhabi and Ras Al Khaimah each register title, which holding vehicles the land departments accept, how rental income and gains are treated here, and what a US, UK or European tax resident should raise with their own adviser at home. US taxpayers have two dedicated pages, US investors and 1031 exchange, that set out the reporting and deferral routes in detail.

We are a licensed real estate advisory, not a tax or law firm. We work alongside your own tax, legal and banking advisers in each jurisdiction, share our analysis in the format they use and keep every party working to one timetable.

  • A written cross border brief: objective, jurisdictions, currency and holding period
  • Sourcing and underwriting of US and European commercial assets for UAE investors
  • Sourcing and due diligence on UAE assets for international investors
  • Structure options for each jurisdiction, prepared for your tax and legal advisers
  • Currency, financing and repatriation considerations set out before the offer
  • Coordination of intermediaries, lenders, lawyers and notaries to one timetable

The corridors we work

Two directions, one method.

Every mandate is framed the same way: inputs, infrastructure, people, capital, demand, supply, value and exit. Then the jurisdiction's own rules are laid over it.

  • UAE to the United States

    Commercial assets for UAE investors.

Multifamily, office, retail and industrial assets sourced and underwritten with a local team, from the first offering memorandum to the closing table. Our Chairman invests in US commercial real estate himself and brings that network to the desk.

  • UAE to Europe

    Selected European markets.

Income producing property in markets where title, tenancy law and the tax position for a UAE resident are well understood, assembled with local counsel and the client's own advisers.

  • International to the UAE

Dubai, Abu Dhabi and Ras Al Khaimah.

Three emirates, three land registries and three approaches to foreign ownership. We explain which areas, which vehicles and which documents apply in each before an offer is made.

  • US taxpayers

    Reporting and deferral.

A US person buying in Dubai reports at home whatever the UAE position. Our US investors page sets out the routes, and the 1031 exchange page shows how proceeds from a foreign sale can be exchanged into Dubai tax deferred.

What has to be settled first

Four questions before the first offer.

  • Currency

In which currency do you think?

The dirham is pegged to the US dollar, so a US investor carries no exchange exposure in Dubai; a European or UK investor does. We set out the position and its sensitivity rather than forecast it.

  • Structure

    Who holds the title?

Direct ownership, a company, a foundation or an SPV, chosen for succession, liability and the tax treatment in both countries. Our asset protection and structuring service covers the UAE options in detail.

  • Tax interface

How do the two systems meet?

The UAE levies no personal income or capital gains tax on individuals; the investor's home country may tax both, and corporate holders have their own regime. We raise the questions and your tax adviser answers them.

  • Financing

Who lends, and on what terms?

Non resident mortgages in the UAE, US commercial lenders for UAE buyers, and the repatriation of rent and proceeds. Our Mortgage Advisory team and the client's own bankers are brought in early.

How it works

Four clear steps.

  1. Brief

Objective, jurisdictions, currency, holding period and the advisers already in place, agreed in writing.

  2. Map

The structure, tax interface and financing options for each jurisdiction, prepared for your tax and legal advisers to confirm.

  3. Source and underwrite

Assets that fit the brief, each with its evidence, its costs in both countries and an honest view of its compromises.

  4. Close

Intermediaries, lenders, lawyers and notaries coordinated to one timetable through to title registration and the first rent.

Who it is for

Made for clients like these.

“I am investing from one country into another and I need one adviser who understands both ends of the transaction.”

  • UAE based investors and family offices acquiring commercial property in the United States or Europe
  • US, UK and European investors acquiring in Dubai, Abu Dhabi or Ras Al Khaimah
  • Family offices and funds that want one adviser coordinating both ends of a transaction
  • Owners repositioning a portfolio from one country to another

Questions

Frequently asked.

Do you advise on tax in either country?

No. We set out the questions a cross border purchase raises and the structures commonly used, and your own tax and legal advisers in each jurisdiction give the formal advice. We share our analysis with them in the format they prefer.

Which US markets do you cover?

We work through a network built around our Chairman's own US commercial real estate investments and the partners who underwrite and manage those assets. The brief, not the map, decides where we look.

Can a UAE company buy property in the United States or Europe?

Usually yes, but the right vehicle depends on the country, the lender and the tax treatment for the UAE owner. We prepare the options and the client's advisers select the structure.

Is the dirham really fixed to the dollar?

The UAE dirham is pegged to the US dollar, which removes exchange rate risk for US dollar investors in Dubai. Investors who think in sterling or euros carry the dollar position and should weigh it.

Do you work with my existing wealth manager or private bank?

Yes. Many engagements begin with an introduction from a wealth manager, a family office or a lawyer, and we work to their process and reporting.
