Indicative assessment, not a pre approval or an offer. Uses the Central Bank 50% debt burden limit and the 7 times (expatriate) or 8 times (UAE national) annual income cap, loan to value limits, and DLD purchase costs. Banks also apply their own income minimums, stress rates, nationality and employer policies. Reviewed 21 October 2026.

DLD fees from the Dubai Land Department service schedule. The transfer fee is officially split 2% buyer and 2% seller, but by market convention the buyer usually pays the full 4%, as shown. Trustee, valuation and processing fees attract 5% VAT. Bank fees vary and are often negotiable. Fees cannot be financed and must be paid in cash. Reviewed 21 October 2026.

Illustrative investment analysis, separate from bank underwriting. Banks assess rent, borrower income and the property on their own terms. Investment and second homes are limited to 60% loan to value for expatriates and 65% for UAE nationals under Central Bank rules. Leverage magnifies returns in both directions: if rent falls or rates rise, losses grow faster than with a cash purchase. Reviewed 21 October 2026.

    How the advisory works

    Complex decisions deserve clear advice.

One advisor from first conversation to completion, working for you rather than for a single bank.

    1. Understand

Your objectives, timeline and the property you have in mind, or are still looking for.

    2. Assess

Affordability against Central Bank rules and each bank's own policy, before anything is submitted.

    3. Compare

Suitable structures across lenders: rate, fixed period, follow on margin, fees and flexibility.

    4. Apply

We prepare and submit your application and documents, and manage the bank's questions.

    5. Complete

Valuation, final offer, registration and transfer, supported through to the keys.

    Questions

    Answers before you apply.

The questions buyers ask us most. For more, visit the knowledge centre or the full UAE mortgage rules for 2026.

How much deposit do I need to buy in Dubai?

Under Central Bank rules an expatriate resident buying a first home valued up to AED 5 million needs at least 20% down, and at least 30% above that. UAE nationals need 15% and 25%. Second homes need 40% for expatriates and 35% for nationals, and off plan property 50%. On top of the deposit, budget for purchase costs of roughly 6% to 8% of the price, which must be paid in cash.

What is the difference between pre approval and approval?

A pre approval is a bank's conditional view of how much it would lend you, usually valid for 30 to 90 days. Final approval comes only after the bank values the property and issues a formal offer. Nothing on this website is a pre approval; our calculators are indicative illustrations.

Can non residents get a mortgage in Dubai?

Yes, with selected banks. There is no separate Central Bank band for non residents, so each bank sets its own policy, typically lending 50% to 65% of a ready property to applicants with verifiable income from accepted countries.

What does Castilion charge for mortgage advice?

Castilion's mortgage advisory and application support is free to the client unless a fee is agreed in writing beforehand. Where a bank pays a commission on completion, it does not increase your cost of finance, and we disclose its source on request.

Should I choose a fixed or variable rate?

A fixed rate gives certainty for an agreed period, typically one to five years, after which most UAE mortgages move to EIBOR plus a margin. A variable rate follows EIBOR from the start. The right choice depends on how long you plan to hold, your cash flow tolerance and the gap between fixed and variable pricing at the time.

How is my borrowing capacity worked out?

Banks cap your total monthly debt payments, including the new mortgage, at 50% of eligible income, count around 5% of each credit card limit as a monthly commitment, and limit the loan to 7 times annual income for expatriates or 8 times for nationals. Our eligibility tool applies these rules to your inputs.
