This website is operated by Castilion Realty L.L.C., trading as Castilion Estates, a real estate brokerage registered with the Dubai Land Department (RERA) under ORN 46392 and licensed by the Dubai Department of Economy and Tourism under licence 1428429. Our registered office is Office OF09-40, Oud Metha Tower, Umm Hurair Second, Dubai, United Arab Emirates.
By using the website you accept these terms. If you do not accept them, please do not use the site.
2. Information, not an offer
The content of this website is general information about property in Dubai and the wider UAE. Nothing on the site is an offer, an invitation to treat or a promise that any property can be bought, sold or leased on particular terms. Any transaction is governed only by the written agreements signed by the parties to it.
3. No financial, legal or tax advice
Our articles, guides and project pages are not financial, investment, legal, tax or mortgage advice and do not take your personal circumstances into account. We do not forecast or promise returns, rental income or capital growth. Before making a decision, please take advice from suitably qualified professionals. Advice we give you as a client is given under the terms we agree with you in writing.
4. Prices, availability and accuracy
We take care to check what we publish and we show sources where we can. Even so, prices, availability, payment plans, specifications and completion dates are set by developers and owners and can change without notice. A price shown on the site is indicative and was correct when last verified; “Price on request” means we have not verified one. Images, plans and visualisations may be illustrative. Please confirm every detail with us and in the relevant contract before you rely on it.
5. Developer and third party material
Some descriptions, images, brochures and floor plans are supplied by developers or other third parties. That material remains their property and their responsibility. We reproduce it in good faith to help you assess a project, and we do not guarantee its accuracy or completeness. The appearance of a developer or project on the site does not mean we hold an exclusive mandate for it.
6. Using the website
You agree to use the site lawfully and not to:
- submit false, misleading or another person’s details through our forms;
- attempt to gain unauthorised access to the site, its servers or our systems;
- copy, scrape or harvest content or data in bulk, except by search engines and assistants that respect our robots file;
- introduce malicious code or interfere with the site’s operation.
We may suspend access or decline enquiries where we reasonably suspect misuse.
7. Intellectual property
The Castilion name and marks, the design of this website and the text we have written are owned by or licensed to Castilion Realty L.L.C.. You may view and print pages for your own personal, non commercial use and share links to them. Any other reproduction, adaptation or commercial use requires our written permission. Third party material remains subject to its owners’ rights.
8. Links to other websites
We link to developers, regulators and other sources so that you can check information for yourself. We do not control those websites and are not responsible for their content or their privacy practices.
9. Limitation of liability
The website is provided as it is and as available. To the fullest extent permitted by law, we are not liable for any loss arising from reliance on information on the site, from the unavailability of the site, or from third party material or websites, and we are not liable for any indirect or consequential loss or loss of profit, opportunity or data. Nothing in these terms limits liability that cannot be limited under the laws of the United Arab Emirates, including liability for fraud.

12. Governing law and jurisdiction
These terms are governed by the laws of the Emirate of Dubai and the applicable federal laws of the United Arab Emirates. The courts of Dubai have jurisdiction over any dispute arising from them or from your use of the website.
