Dubai Hills Estate
Dubai Hills Estate was planned as a green, family oriented community at the centre of the city. More than a decade on, it has become one of Dubai's most complete neighbourhoods, with villas, townhouses and apartments arranged around a golf course, a large park and a regional mall.
At a glance
Dubai Hills Estate is a 2,700 acre master planned community in Mohammed Bin Rashid City, developed by Emaar in a joint venture with Meraas, built around an 18 hole championship golf course. It sits at the junction of Al Khail Road and Umm Suqeim Road.

Character
Open space defines the place. Dubai Hills Golf Club runs through the heart of the community, and Emaar counts around 1.45 million square metres of parks and open space, including Dubai Hills Park at 180,000 square metres of lawns, play areas and tracks. Apartment buildings cluster nearer the mall and the main roads, while the villa neighbourhoods are quieter and gated.

Day to day
Everyday life is unusually self contained. Dubai Hills Mall, at around 282,000 square metres, covers shopping, dining and a cinema; King's College Hospital Dubai is within the community; and Emaar lists three schools inside it. A cycle route of around 54 kilometres links the neighbourhoods, and the golf course offers a floodlit practice facility.

Connections
The community sits at the intersection of Al Khail Road and Umm Suqeim Road, with access to Sheikh Zayed Road and Sheikh Mohammed Bin Zayed Road. Downtown Dubai, Al Quoz and Dubai Marina are each a reasonable drive away.
Fit

A good fit for
- Families who want schools, healthcare and parks close to home
- Golfers and those who want green outlooks
- Buyers who prefer a central location with a suburban feel
- Investors seeking a mature, well serviced community
Worth weighing
- The community is largely car dependent, with no metro station inside it today.
