Palm Jumeirah
Few addresses in the world are recognisable from the air. Palm Jumeirah is one of them. Reclaimed from the sea from 2001 and first lived in from 2007, the island has settled into a mature residential community where private villas, apartment towers and resort hotels share the same shoreline.
At a glance
Palm Jumeirah is a palm shaped island off the Dubai coast, developed by Nakheel, with a central trunk, a fan of residential fronds and an outer crescent of resorts. A monorail runs from the mainland along its spine to the crescent.

Character
The island reads in three parts. The trunk holds apartment buildings, hotels and the main retail destination. The fronds are lined with villas, each with a garden that runs down to the water. The crescent, which wraps around the island and shelters it as a breakwater, is given over largely to resorts, including Atlantis. The result is a place that feels residential on the fronds and lively along the trunk, with sea views almost everywhere.

Living hereLiving here
Day to day
Daily life here is organised around the water. Many residents have beach access from their building or garden, and the boardwalk on the crescent is a favourite for early walks. On the western side of the trunk, Palm West Beach, opened by Nakheel in 2020, adds a promenade of around 1.6 kilometres lined with some 300 palms, beach restaurants and hotels. Nakheel Mall, opened in 2019 with its own monorail station, covers everyday shopping, dining and a cinema, and The View at The Palm observation deck sits above it.

Connections
A single trunk links the island to the mainland near Al Sufouh, with direct access to Sheikh Zayed Road. The Palm Monorail, opened in 2009, runs from the Gateway station along the trunk to the crescent, and Gateway connects with the Palm Jumeirah stop on the Dubai Tram. A road tunnel links the top of the trunk to the crescent. Dubai Marina, Dubai Media City and Dubai Harbour are close neighbours.
Fit
Is Palm Jumeirah right for you?
A good fit for
- Families who want a villa with private beach frontage
- Buyers seeking a second home with resort amenities nearby
- Owners who value an internationally recognised address
- Apartment buyers who want sea views and a short drive to Dubai Marina
Worth weighing
- Traffic on and off the trunk can build at peak hours and during major hotel events.
- Service charges vary widely between buildings and should be checked case by case.
- Villa plots on the fronds face neighbouring fronds across a narrow channel, so views differ greatly by position.
- Individual plots are regularly rebuilt or extended, which can mean construction next door for a period.
