Introduction
AHS Properties announced AHS Twin Towers on 27 October 2026 as its next major step in Dubai's commercial market. The developer, founded in 2021 by Emirati entrepreneur Abbas Sajwani, acquired the Shangri-La Dubai hotel on Sheikh Zayed Road for AED 1.1 billion and is transforming the site into a Grade A office development valued at USD 1.3 billion.
The project follows AHS Tower, the company's first Grade A commercial building on the same road, which the developer reports sold out for more than USD 700 million during development. AHS Twin Towers is positioned for businesses that expect more from a prime address than floor space: an integrated mix of workplace, wellness and dining on one of the city's most prominent commercial corridors.

Gensler leads architecture and design, with interiors by AHS Atelier, the developer's in house design studio. The scheme rises ground plus 50 floors and is planned as flexible Grade A office environments, with more than 1,000 parking spaces. The developer has not yet published floor plates, unit sizes or the number of offices; Castilion will add them when the sales material is released.

The site is the Shangri-La Dubai on Sheikh Zayed Road, the spine of Dubai's business district between the Dubai World Trade Centre and Downtown Dubai. DIFC, Emirates Towers, Downtown Dubai and Business Bay are each a short drive, and the Dubai Metro red line runs along the corridor.
