Introduction

Ardee Developments is the newest master developer on Al Marjan Island, and its first project gives the island a Fairmont. The agreement with Fairmont Hotels & Resorts, part of Accor, covers 519 branded residences and a 250 key hotel within Ardee Al Marjan Island, a 2.5 million square foot community of branded and serviced residences, townhouses, villas, a hotel and a retail promenade.

Al Marjan Island is the man made archipelago that will also host Wynn Al Marjan Island, and most of the buying interest here follows that. A Fairmont flag adds hotel services and the Accor loyalty programme; the residence agreement and the service charges are what we read first.

Architecture

Ardee describes a master planned community of more than 2.5 million square feet with direct beach access, sea views and pedestrian boulevards, built around a luxury hotel, branded and serviced residences, townhouses and private villas. The Fairmont residences comprise one bedroom apartments of 849 to 1,753 square feet, two bedroom apartments of 1,399 to 1,727 square feet, two bedroom plus study apartments of 1,755 to 2,067 square feet, three bedroom apartments of 2,283 to 2,670 square feet, two level townhouses of 2,946 to 3,010 square feet and sea villas of about 20,000 square feet, all gross areas.

The residences share an adults only sky pool with an infinity edge and poolside bar, a family pool and children's splash zone, a Fairmont Fit studio, wellness facilities with a steam room, a private screening room, a games room, an owners' lounge, a boardroom and private dining room, direct beach access with water sports, and a buggy service to the Fairmont hotel. The wider community adds a restaurant district, retail, sports courts, parks and a palm lined corniche. Owners are invited to Diamond status in Accor's ALL programme while they hold the residence.
