Living on Dubai Islands: a buyer's orientation
Dubai Islands, formerly Deira Islands, is a group of five islands off the city's northern coast being developed by Nakheel. We explain where it is, what exists today, what is being built, and the considerations we would weigh before buying there.

Dubai Islands is one of the few places in the city where a new waterfront district is being assembled close to the historic centre rather than on the southern edge of the coast. That gives it a particular appeal and a particular set of questions. This orientation sets out the geography, the master developer, what already exists, what is being built and the points we would weigh before buying. Every figure below comes from Nakheel or the Dubai Media Office, and we note where those sources differ.
Where it is
Dubai Islands lies off Dubai's northern coastline, opposite Deira. Nakheel, its master developer, introduced the current name in August 2022, when it unveiled the master plan for what had until then been known as Deira Islands.
In that release, Nakheel described the destination as five islands with a total area of 17 square kilometres, over 20 kilometres of beaches, approximately two square kilometres of parks and open space, and over 80 resorts and hotels in the plan. It stated that the islands are accessible by land and sea through road bridges and water transport, and that they are a short distance from Dubai International Airport, Dubai Creek and Downtown Dubai.
A later Dubai Media Office release, of August 2025, describes Dubai Islands as spanning five islands across 18.6 square kilometres, with approximately 59 kilometres of waterfront and over 20 kilometres of beaches. The difference in area between the two releases is not explained in either. We report both and would ask Nakheel which figure reflects the current plan.
Nakheel's February 2024 release on Bay Villas states that the Infinity Bridge connects the islands to the rest of the city, and that the development is aligned with the Dubai 2040 Urban Master Plan.
What exists today
Dubai Islands is not a blank site. Several elements are open.
- Hotels. Nakheel announced the opening of Centara Mirage Beach Resort Dubai in October 2021, with 607 rooms and suites. Nakheel's 2023 beach release also refers to Hotel Riu Dubai nearby.
- A public beach. Dubai Islands Beach opened in May 2023. Nakheel described it as the first family friendly beach in Dubai to allow dogs to swim, open daily from sunrise to sunset.
- Beach accreditation. In December 2023 the Dubai Media Office reported that Nakheel beaches at its Dubai Islands location had received Blue Flag status.
- A marina. Nakheel's beach release notes that boat owners can anchor at Nakheel Marina Dubai Islands and walk to the beach.
What is being built
The largest residential community announced by Nakheel itself is Bay Villas, on Dubai Islands B. In February 2024 Nakheel described its home types as waterfront villas of five bedrooms on plots of 680 square metres, garden villas of four bedrooms on plots of 600 square metres, semi detached residences of three or four bedrooms on plots of 350 square metres, and townhouses of three or four bedrooms.
In August 2025, the Dubai Media Office reported that Nakheel had awarded a contract of AED 2.6 billion to Fibrex Contracting to build Bay Villas, describing 636 units across five property types, including three storey beachfront villas of six bedrooms, with three pool houses, a beach club and landscaped parks. The release did not state a completion date.
Other developers are also building on the islands. Each project has its own developer, registration and escrow account, and should be assessed on its own documents.
Honest considerations
We would weigh the following before committing.
This is a district under construction. A plan that includes over 80 hotels and resorts, as Nakheel's 2022 release describes, will take years to deliver. Expect construction traffic, changing views and incomplete services for some time. Judge schools, retail and transport by what has opened, not what has been drawn.
Waterfront position varies. Across five islands, a home may face open sea, a channel, a marina or another island. The difference to light, outlook and noise can be considerable. Look at the master plan around the specific plot, not only the plot itself.
Hospitality neighbours. Living close to resorts brings amenities and activity. It can also bring visitors, events and seasonal busyness. Some buyers welcome this; others prefer a purely residential street.
Proximity to the old city. The islands' closeness to Deira and the Creek is distinctive. Road access depends on bridge connections, so test the journey at the times you would actually travel.
Off plan discipline. Many homes on Dubai Islands are sold before completion. The registration and escrow protections described in our guide to how off plan purchases work in Dubai apply, and they are worth using.
Questions to ask on a viewing
When we visit a project on Dubai Islands with a client, we work through a short list.
- Which island is this, and what does the master plan show on the plots immediately around it?
- Which roads and bridges serve this part of the islands today, and which are still to be built?
- What is the project's registration number with the Dubai Land Department, and which bank holds its escrow account?
- What does the developer state about completion, and how does the sale agreement treat delay?
- Which shops, schools and clinics are open within a reasonable drive, rather than planned?
The answers rarely decide a purchase on their own. Together, they turn an attractive brochure into a realistic picture of daily life.
Who it may suit
Dubai Islands may suit buyers who want a beach and a marina without the density of the southern waterfront, who value proximity to the airport and the older parts of the city, and who are comfortable living through a period of growth. It is less suited to anyone who needs a fully settled neighbourhood now.
We are glad to walk the islands with clients and to compare specific plots against the master plan.
