Introduction
Modon marks Hudayriyat Golf Estates as new on its Hudayriyat Island page, and it is the island's first community planned around a golf course. The range is wide: three and four bedroom townhomes, four bedroom golf homes, five bedroom range villas, six bedroom fairway villas and golf mansions of 1,150 square metres.
Hudayriyat is Modon's freehold island south of Abu Dhabi city, open to all nationalities. Prices by home type are published, which is unusual in their completeness, which lets a buyer compare the island against Dubai on price per square metre rather than on brochure language.

Homes run from 204 square metre three bedroom townhomes to 1,150 square metre six bedroom golf mansions, with Par 3 and Par 4 villa types in between. Villas carry a Pearl 3 rating from Abu Dhabi Municipality, and every home has garden space for the owner's own landscaping.

Modon lists an 18 hole golf course, a country clubhouse, dining and retail, a wellness centre, multi sports courts, a community centre, a private school, cycling trails, parks and coworking spaces. The townhome, villa and waterfront neighbourhoods are gated with 24 hour security, and pets are allowed with a dog park in the community.
