Introduction
This is the opening release of the Manchester City branded community that Ohana Development launched at Etihad Park in February 2026. Where the second phase is made up of townhouses and villas, the first phase carries the full mix: apartments on the canal, townhouses, twin villas, standalone villas, penthouses and a limited number of large maisonettes.
Pricing begins at AED 2 million for a one bedroom apartment. The two payment plans ask 5% on booking, with either 45% or 30% through construction and the balance on handover. Ohana has not published a handover quarter for this phase; it confirms the date on request.
Architecture

Apartments of one to three bedrooms run from 850 to 1,884 square feet (about 79 to 175 square metres). Three bedroom townhouses are 2,476 square feet, twin villas 2,949 square feet, four and five bedroom villas from 3,229 to 4,822 square feet and penthouses 4,359 square feet. The maisonettes, offered in limited numbers, reach 14,747 square feet. More than 55 per cent of the master plan is green space, and the architecture is described by the developer as Mediterranean in style.

The brand's contribution is sport and recovery: padel courts, a gym, smart fitness areas, a yoga room, wellness and recovery zones and sports courts. The canal front brings a promenade, a cafe, a lounge and restaurants, gardens, barbecue areas, a pool deck with a children's pool and playgrounds, with electric vehicle charging and round the clock security.

How does phase one differ from phase two?
Phase one is the opening release and carries the full mix of apartments, townhouses, twin villas, villas, penthouses and maisonettes, with apartments from AED 2 million. Phase two, released in October 2026, is made up of townhouses, duplexes and villas from AED 3.59 million and has its own page.
When is handover?
Ohana has not published a handover quarter for this release. The developer confirms the date on request and we pass it on in writing before any reservation.
What are the payment terms?
Two plans are offered: 50/50 with 5% on booking and 45% during construction, or 35/65 with 5% on booking and 30% during construction, in both cases with the balance on handover.
