Introduction
RRS International Development broke ground in September 2025 on a USD 100 million mixed use building with Minor Hotels, bringing the NH Collection brand to Al Marjan Island five minutes from the Wynn resort. Buyers choose between hotel rooms and suites run by the operator and one bedroom residences, all handed over furnished to NH's design.
Hotel rooms start at AED 1.6 million and one bedroom Smart Residences at AED 1.8 million. The 70/30 plan asks 20% on booking and 50% through construction, with handover in the fourth quarter of 2027.

One wave shaped building facing the sea with a triple height lobby, designed by B8 Architecture with Minor Group, targeting LEED certification. 157 keys: hotel standard rooms of 415 to 747 square feet, hotel luxury suites of 896 to 959 square feet, one bedroom Smart Residences of 409 to 743 square feet and one bedroom Luxury Residences of 855 to 953 square feet. Residences have fully equipped kitchens; Luxury Residences add a study nook and, in selected units, a private two seater jacuzzi.
