Abu Dhabi apartment prices up 24 per cent in a year: what the Q3 data shows
ValuStrat's third quarter 2026 review puts Abu Dhabi apartment values up 24 per cent in a year and villas up 10.2 per cent, while CBRE's review of the same quarter, published on 4 November 2026, puts apartments up 13 per cent and Dubai prices down about 1 per cent. The direction is the same across the reports; the pace depends on who is measuring, and the detail matters for anyone weighing Abu Dhabi against Dubai.

Abu Dhabi apartment values rose 24 per cent in the year to the third quarter of 2026 on ValuStrat's index, reported on 29 and 30 October 2026, while CBRE's review of the same quarter, reported on 4 November 2026, put the rise at 13 per cent and Dubai residential prices down about 1 per cent. The consultancies disagree on the pace and agree on the direction: in 2026 Abu Dhabi is the emirate with apartment price growth, and a buyer needs to know where that growth sits.
The headline figures
ValuStrat's third quarter 2026 review, reported by Arabian Business on 30 October 2026, put its Abu Dhabi residential price index at 155.8 points, up 3.1 per cent on the quarter after 2.1 per cent in the second quarter, and up 16.8 per cent in a year. Apartments rose 24 per cent year on year and 4.3 per cent on the quarter. Villas rose 10.2 per cent year on year and 2 per cent on the quarter. Haider Tuaima, the firm's head of real estate research, said: "Apartments remain the principal driver of growth."
By area, on the same report, Al Reef apartments rose 36.6 per cent, Al Bandar 24.7 per cent, Al Muneera Island 24.4 per cent, Al Reem Island 22.1 per cent and Saadiyat Island 17.3 per cent. Among villas, Al Reef rose 26.8 per cent, Saadiyat Island 9.9 per cent and Hydra Village 2.9 per cent.
CBRE's UAE Real Estate Market Review for the third quarter of 2026, reported by Arabian Business on 4 November 2026, put Abu Dhabi apartment prices up 13 per cent year on year and transaction volumes up about 5 per cent. The gap between 24 and 13 per cent reflects different samples and methods; neither is an official price statistic, so where this article gives a growth rate it names the report.
Transactions and the off plan share
ValuStrat counted 5,962 residential sales in Abu Dhabi in the third quarter of 2026, down 17.3 per cent on the second quarter. Off plan made up 4,828 of them, about 81 per cent, at an average of AED 2,061 per square foot, up 3.9 per cent in a year, and an average transaction value of AED 5 million. Ready sales numbered 1,134, down 37.4 per cent year on year, at an average of AED 1,401 per square foot.
The National reported on 29 October 2026 that Savills counted 6,085 residential transactions in the quarter, down 7 per cent in a year, with a total value up 32 per cent to AED 21.5 billion. The reading is the same: fewer deals, larger deals.
The official frame comes from the Abu Dhabi Real Estate Centre. The Abu Dhabi Media Office reported on 17 July 2026 that transactions reached AED 117 billion in the first half of 2026, up 112 per cent, with sales of AED 86.1 billion across 16,838 deals and mortgages of AED 26.7 billion across 8,876. Foreign direct investment was AED 13.8 billion, up 309 per cent, from buyers of 116 nationalities, led by the United Kingdom, China, Russia, the United States, Germany and France.
Rents, supply and the freeze
Prices have run well ahead of rents. ValuStrat's residential rental index was 127.7 in the third quarter of 2026, up 1.6 per cent in a year and unchanged on the quarter. Average apartment asking rents in Abu Dhabi city were AED 121,500 a year and villas AED 258,000.
The National reported on 29 October 2026 that a temporary rent freeze, a zero per cent cap on increases, has applied to residential, commercial and industrial tenancies since 2 June 2026, replacing the previous 5 per cent annual limit until further notice. For a landlord with a sitting tenant, that holds income flat while values rise.
On supply, The National reported 13,534 new homes expected in 2026, with 3,508 completed in the first nine months, and ValuStrat estimates 40,510 homes due by 2030.
What it means for investors
First, the growth is in apartments and in established communities. Al Reef, Al Bandar, Al Muneera and Al Reem Island led ValuStrat's table, and Saadiyat's villas grew at well under the pace of its apartments.
Second, the market is a launch market. Four in five sales in the quarter were off plan and ready sales fell 37.4 per cent in a year, so there is limited ready stock to compare against and the usual off plan disciplines apply: escrow, developer record and payment plan terms. Our guides to off plan purchases and payment plans are written for Dubai but the questions carry across.
Third, rents are not keeping pace, and the freeze in place since June 2026 means they cannot catch up on existing tenancies until it is lifted. An investor underwriting Abu Dhabi on income should use current asking rents, not a growth assumption. We do not forecast prices or returns.
Fourth, the contrast with Dubai is real but partial. CBRE's figures of Dubai prices down about 1 per cent and rents down 7 per cent describe a larger market pausing. Dubai remains the larger market by transactions; Abu Dhabi has the price momentum in 2026.
Fifth, for a buyer in the United States, Canada or Latin America, the dirham is pegged at AED 3.6725 to the US dollar, so ValuStrat's off plan average of AED 2,061 per square foot is about USD 561 and carries no currency risk against the dollar. Non resident buyers can finance in the UAE; our mortgage guide and our guide for investors from the Americas cover eligibility, deposits and the reporting questions to raise with an adviser.
What we recommend
On Al Reem Island, where ValuStrat recorded apartment values up 22.1 per cent in a year, Castilion Estates lists Rivage by Deyaar with prices from AED 1.18 million and handover scheduled for the fourth quarter of 2027, Tara Park by Modon from AED 1.64 million with handover in 2030, and Riviera Residences II by Mered from AED 2.2 million with handover scheduled for the second quarter of 2030, all as verified on 3 November 2026. On Saadiyat Island, Sei Saadiyat by Aldar is listed from AED 2.95 million with handover scheduled for the fourth quarter of 2030.
Buyers whose purchase also serves a residency plan should read our guide to the property linked Golden Visa before choosing between ready and off plan, because the timing of title matters. Watch for the Abu Dhabi Real Estate Centre's full year 2026 release, the fourth quarter consultancy reviews in January 2027, and any announcement ending the rent freeze.
