Arab Bank Switzerland opens in ADGM as secondaries funds settle in Abu Dhabi
Arab Bank Switzerland received its Financial Services Permission from ADGM's regulator and opened on Al Maryah Island on 5 November 2026, weeks after EQT, Eurazeo and Pantheon opened Abu Dhabi offices in September 2026. ADGM's workforce on Al Maryah and Al Reem islands stood at 49,027 in the first half of 2026, and Al Reem Island led Abu Dhabi's property market with AED 29.86 billion of transactions in the first nine months, so the districts absorbing these firms are already the busiest in the emirate.

Arab Bank Switzerland began operating in Abu Dhabi Global Market on 5 November 2026, after its regional entity received a Financial Services Permission from the centre's regulator, and named Valérie Noël as its chief executive. It follows EQT, Eurazeo and Pantheon, which opened Abu Dhabi offices in September 2026. For a property investor the significance is where this capital lands: ADGM sits on Al Maryah Island and Al Reem Island, which employed 49,027 people in the first half of 2026, and Al Reem alone recorded AED 29.86 billion of transactions in the first nine months of the year.
What opened on 5 November 2026
ADGM's announcement of 5 November 2026 is titled "Arab Bank Switzerland opens Abu Dhabi office and names Valérie Noël Chief Executive Officer." Arabian Business reported the same day that the regional entity, Arab Bank Switzerland ME Ltd, had received final authorisation from the Financial Services Regulatory Authority and will advise institutions, companies, family offices and wealthy individuals on holding, managing and passing on digital assets within ADGM's framework.
The group is a Swiss private bank regulated by FINMA, with assets under management close to USD 25 billion, per the announcement. It began offering crypto custody and trading in 2019 and acquired the Geneva bank Gonet, founded in 1845, in 2022. Noël previously held senior roles at HSBC Private Bank and Syz Group. The group had already opened a DIFC entity, ABS (Middle East) Ltd, in June 2026, so Abu Dhabi is its second UAE base in five months.
Rani Jabban, the group's deputy chief executive, said: "Launching our operations in Abu Dhabi is a major step forward in our growth strategy." Arvind Ramamurthy, Chief Market Development Officer at ADGM, described the arrival as part of "the continued momentum of global financial institutions choosing Abu Dhabi for their next phase of growth."
The secondaries funds that arrived first
Gulf News reported on 4 November 2026, citing Bloomberg, that EQT and Eurazeo have had Abu Dhabi offices since mid September 2026, that Pantheon opened in late September 2026, that Ardian has been in the city since 2023, and that PGIM has appointed Lucas Radael to head its Middle East secondaries business from Abu Dhabi. The draw is the secondary market in private assets, where investors buy existing fund stakes: Evercore recorded USD 121 billion of such transactions in the first half of 2026, per the same report, and Bloomberg expects USD 250 billion this year. The Abu Dhabi Investment Council plans to deploy up to USD 10 billion over three years, Gulf News reported.
The National reported Pantheon's opening on 30 September 2026, with Firas Mallah, its head of the Middle East, saying: "Establishing our presence in ADGM reflects our strong commitment to the region." The same report put ADGM's assets under management up 54 per cent year on year in the first half of 2026, said the asset managers that set up in the centre in those six months oversee more than USD 2.1 trillion globally, and counted 49,027 professionals based on Al Maryah Island and Al Reem Island, up 34 per cent on a year earlier.
Where the money lands
ADGM's jurisdiction covers Al Maryah Island, an office and hotel district beside the city centre, and since 2023 Al Reem Island next to it, a district of apartment towers. The Abu Dhabi Real Estate Centre reported on 7 November 2026 that Al Reem Island recorded AED 29.86 billion of transactions in the first nine months of 2026, ahead of Al Hudayriyat Island at AED 28.62 billion, Saadiyat Island at AED 18.69 billion and Yas Island at AED 13.4 billion. The same release put foreign investment in the emirate's investment zones at AED 86.11 billion, up 131 per cent, from buyers of 121 nationalities led by the United Kingdom, China, Russia, the United States, France and Germany.
ValuStrat's third quarter 2026 review, reported by Arabian Business on 30 October 2026, put Al Reem Island apartment values up 22.1 per cent in a year. Against that, The National reported on 29 October 2026 that a rent freeze, a zero per cent cap on increases, has applied to Abu Dhabi tenancies since 2 June 2026, so a landlord with a sitting tenant cannot raise the rent until it is lifted.
What it means for investors
First, follow the employer, not the headline. Each firm named here is small by headcount, but together they add professionals who rent and buy within reach of Al Maryah Island. The 34 per cent growth in the ADGM workforce in a year, per The National, is the demand figure that matters for an apartment owner on Al Reem.
Second, the stock is mostly off plan. On Al Reem Island we list Rivage by Deyaar from AED 1.18 million with handover scheduled for the fourth quarter of 2027, and on Al Maryah Island a 165 home branded tower by SAAS Properties from AED 3.95 million on a 40/60 plan with handover scheduled for the first quarter of 2030, both as verified on 3 November 2026. A buyer underwriting income should use current asking rents under the freeze, not a growth assumption.
Third, for a family office or fund weighing a UAE base, the two centres host different clusters: secondaries and private equity firms in ADGM, private banks and hedge funds in DIFC, where J.P. Morgan Private Bank opened a branch on 2 November 2026. Our guide to setting up a family office in DIFC or ADGM compares the two.
Fourth, for a buyer in the United States, Canada or Latin America, the dirham is pegged at AED 3.6725 to the US dollar, so AED 1.18 million is about USD 321,000 and AED 3.95 million about USD 1.08 million, with no currency risk against the dollar. US buyers were among the six largest foreign sources by value in Abu Dhabi in the first nine months of 2026, per the Real Estate Centre. Freddie Mac put the US 30 year fixed rate at 7.18 per cent on 5 November 2026; UAE banks lend to non residents on their own terms, and our guide for investors from the Americas covers the reporting questions for an adviser.
