Non resident financing
Invest in Dubai from anywhere.
Financing for overseas investors works differently. Lower loan limits, selective banks, more documents. See your numbers in your own currency, then let Castilion find the banks that will lend to your profile.
In short
- There is no Central Bank band for non residents. Lenders that serve them typically finance 50% to 65% of a ready property.
- Income must be verifiable. Some banks ask for a credit report from your country of residence; others accept three months of personal bank statements and an average balance from about AED 40,000.
- The dirham is pegged to the US dollar at 3.6725.
Exchange rate assumptions
No live exchange rate feed is connected. The US dollar rate is the official dirham peg; euro and sterling rates are editable assumptions as at 21 October 2026. Check a current rate before relying on converted figures.
Uses an illustrative 60% loan to value, the typical ceiling among banks that lend to non residents (there is no Central Bank band), DLD purchase costs and a 50% debt burden limit. Banks set their own nationality, country, income and document requirements. Reviewed 21 October 2026.
How it differs
Financing from overseas.
Lower loan limits
Typically 50% to 65% of a ready property's value, set by each bank. Off plan is capped at 50% for everyone.
Selective banks
Only some UAE banks lend to non residents, and each accepts particular countries, nationalities and income sources.
More documents
Passport, proof of address, statements and income evidence. Some banks need a home country credit report; others only three months of statements.
Currency exposure
The dirham is pegged to the US dollar. If you earn in another currency, exchange movements change your cost in your own terms.

Can non residents get a mortgage in Dubai?
Yes. Several UAE banks lend to buyers who live overseas, mainly on completed freehold property. Eligibility depends on the bank, your country of residence, nationality, income source and documents, so not every applicant qualifies with every bank.
How much can a non resident borrow?
There is no Central Bank band for non residents. Banks that serve them typically lend 50% to 65% of a ready property's value. Some ask for an average monthly bank balance from about AED 40,000 and lend to age 70 at maturity. Off plan property is limited to 50% for all borrowers.
What documents do overseas buyers need?
Usually your passport, proof of overseas address, six months of bank statements, income evidence such as payslips and a salary certificate or audited accounts, the property documents, and at some banks a credit report from your home country. Others accept three months of personal statements without a home country credit report or tax return. Castilion provides a checklist for your profile.
Do I need to visit the UAE?
Most of the process can be handled remotely. Banks may require you, or someone holding your power of attorney, to sign certain documents in person at the final stage. Your advisor will confirm what your chosen bank requires.
