Wynn puts USD 1.12 billion into Al Marjan Island as September 2027 opening holds

Wynn Resorts reported on 5 November 2026 that it has now put USD 1.12 billion of equity into Wynn Al Marjan Island, with USD 62.2 million added in the third quarter and the opening still set for September 2027. For buyers on Al Marjan Island the date is the number that matters, because the island's pricing has been built around it.

Wynn Resorts told investors on 5 November 2026 that it contributed USD 62.2 million to Wynn Al Marjan Island in the third quarter of 2026, taking its equity in the Ras Al Khaimah resort to USD 1.12 billion, and that the opening remains set for September 2027. For anyone holding or weighing a purchase on Al Marjan Island, the date is the fact that matters, and the quarter brought no change to it.

What Wynn reported

Wynn holds 40 per cent of the joint venture building the resort. Its release of 5 November 2026 says it contributed USD 62.2 million in the quarter, bringing its contributions to date to USD 1.12 billion, that finishing works are ongoing throughout the property, including the interior fit out of all guest rooms, and that the resort is currently expected to open in September 2027. The USD 1.12 billion is Wynn's share alone; the release does not state what its partners, Marjan and RAK Hospitality Holding, have put in.

The wider group had a weaker quarter. Operating revenues were USD 1.69 billion, down from USD 1.83 billion in the third quarter of 2025. Net income attributable to Wynn Resorts was USD 17.3 million against USD 88.3 million a year earlier. Adjusted property EBITDAR was USD 464.2 million, down from USD 570.1 million. Craig Billings, the company's chief executive, said: "Wynn Las Vegas and our Macau properties both saw healthy demand amid slower market conditions." Investing.com reported on 5 November 2026 that revenue missed the USD 1.78 billion consensus and that the shares fell 2.7 per cent in after hours trading.

The date and the budget

The September 2027 date is itself a revision. Skift reported on 5 August 2026 that Wynn moved the opening from the first quarter of 2027 to September 2027 and raised the budget by about USD 600 million to around USD 5.7 billion, with roughly half of the increase attributed to shipping and insurance costs and rerouted or expedited materials linked to the conflict involving Iran. Mr Billings said then: "These disruptions have impacted both the timing and cost of the project."

Arabian Business, reporting the same announcement on 5 August 2026, gave the cost as USD 5.1 billion, or AED 18.7 billion, the budget before the increase; this article uses Skift's figure of about USD 5.7 billion for the current budget.

The scale is not in dispute. Arabian Business reported 1,530 rooms, suites and residences, 22 restaurants, lounges and bars, the first commercial gaming facility licence issued by the UAE's General Commercial Gaming Regulatory Authority, a staff community designed for more than 7,000 employees and more than 3,500 food and beverage positions to be filled. Skift put the casino floor at 224,000 square feet.

What the island market looks like now

CBRE's first half 2026 review, reported by Arabian Business on 22 September 2026, is the most recent broad reading of the emirate. Apartment prices rose 18 per cent in a year to an average of AED 2,298 per square foot, villas rose 7.3 per cent and apartment rents rose 14.3 per cent. Al Marjan Island apartment values rose 23.1 per cent and Al Hamra 14.7 per cent. CBRE also said pricing and absorption have moderated since the end of February 2026 after an exceptional period of growth. Matthew Green, the firm's head of research for the region, said: "Despite a more challenging regional backdrop, investor interest in the emirate remains evident."

Supply is the other half of the picture. CBRE counted more than 34,000 homes due for delivery between 2026 and 2030, about 10,000 of them branded residences, and 8,500 hotel keys planned between 2027 and 2030, almost two thirds of them on Al Marjan Island. Hotel visitors reached a record 670,400 in the half, up 2.7 per cent, but average occupancy was 49 per cent and revenue per available room fell 28.6 per cent to AED 348.

What it means for investors

First, the opening date held. A buyer holding an off plan unit due in late 2027 or 2028 now has a resort opening that sits before or alongside handover rather than after it.

Second, the group's weaker quarter does not touch the project's funding on the evidence published. Wynn kept contributing equity and described construction as being in the finishing stage. We would still read each future release for changes to the date or the budget, because both moved once in 2026.

Third, the supply figures deserve as much attention as the price figures. More than 34,000 homes across the emirate by 2030 and 8,500 hotel keys with two thirds on one island mean the rental case for a single apartment rests on how many similar units arrive at the same time. CBRE's note that absorption has moderated since February 2026 is a reason to underwrite on current asking rents, not on growth.

Fourth, for a buyer in the United States or Canada, this is a US company's project. Wynn Resorts is listed on Nasdaq and reports in dollars, so its quarterly releases are a dated source on the resort. The dirham is pegged at AED 3.6725 to the US dollar, so AED 2,298 per square foot is about USD 626 with no currency risk against the dollar. Non resident buyers can apply for UAE mortgages, though most Al Marjan Island stock is sold off plan on developer payment plans; our mortgage guide and our guide for investors from the Americas cover both routes. Rental income from a foreign property is generally reportable at home; confirm the position with an adviser.

What we recommend

Buy the island, not the opening night. The resort's licence, scale and funding are documented; what its guests will pay for nearby apartments is not, and we do not forecast it.

Castilion Estates lists three Al Marjan Island projects with terms verified on 3 November 2026: NH Collection Hotel and Residences from AED 1.6 million on a 70/30 plan with handover scheduled for the fourth quarter of 2027, Fairmont Residences Al Marjan Island by Ardee Developments from AED 2.1 million on a 60/40 plan with handover scheduled for the fourth quarter of 2028, and The Views by Ardee from AED 888,000 on a 50/50 plan with three years of post handover instalments and handover scheduled for the fourth quarter of 2029. Our guide to what a brand actually buys you applies to the hotel branded stock here.

Watch for Wynn's fourth quarter results in early 2027, hiring or pre opening announcements from Ras Al Khaimah, and CBRE's full year 2026 review of the emirate.

Questions and answers

When will Wynn Al Marjan Island open?
Wynn Resorts said in its third quarter results on 5 November 2026 that the resort is expected to open in September 2027. That date was set in August 2026, when the company moved the opening back from the first quarter of 2027, as reported by Skift on 5 August 2026. Finishing works are under way and the interior fit out of all guest rooms is in progress, according to the company.
How much has Wynn invested in Ras Al Khaimah so far?
Wynn Resorts has contributed USD 1.12 billion of equity to the Wynn Al Marjan Island joint venture to date, including USD 62.2 million in the third quarter of 2026, per its release of 5 November 2026. Wynn holds 40 per cent of the venture, so the figure is Wynn's share only. The total project budget was reported by Skift on 5 August 2026 at about USD 5.7 billion after a USD 600 million increase.
Has the Wynn project already moved property prices on Al Marjan Island?
CBRE's first half 2026 review, reported by Arabian Business on 22 September 2026, put Al Marjan Island apartment values up 23.1 per cent in a year, against 18 per cent for Ras Al Khaimah apartments as a whole. The same report said pricing and absorption have moderated since the end of February 2026. We do not forecast what the opening itself will do to prices.
Can a US or Canadian buyer finance a purchase on Al Marjan Island?
Non resident buyers can apply for UAE mortgages, subject to the lender's criteria, and the dirham's peg at AED 3.6725 to the US dollar means there is no currency risk against the dollar. Most Al Marjan Island stock is off plan and sold on developer payment plans, which are usually paid without a mortgage until handover. Our mortgage guide and our guide for investors from the Americas set out the options.
