Commercial and investment finance
Finance the asset. Underwrite the income.
Offices, retail, warehouses and whole buildings are financed on the strength of the property, the rent and the borrower. Model the numbers, then let an advisor take them to lenders.
In short
- Lenders underwrite commercial property on the rent roll and debt cover as well as the borrower.
- Expect lower loan to value and shorter terms than home loans; each bank sets its own commercial policy.
- Check net yield after service charges, vacancy and maintenance before comparing it with your borrowing rate.
Offices
Single floors to full floors, owner occupied or leased.
Retail
Shops and podium units with tenants in place.
Warehouses
Logistics and light industrial assets.
Whole buildings
Residential or mixed use, financed on income.
Lower leverage
Commercial lending typically uses a lower loan to value than home mortgages, set by each bank for the asset and borrower.
Rent backed
Banks test whether net rent covers the debt with a margin, alongside lease length and tenant quality.
Company borrowers
Financing is often arranged through a company, with audited accounts and shareholder guarantees where required.
Investor financing intelligence
Understand the financing. Underwrite the outcome.
The defaults show an illustrative leased commercial asset. Replace them with your own figures.
Illustrative investment analysis, separate from bank underwriting. Banks assess rent, borrower income and the property on their own terms. Commercial property finance is bank specific: loan to value, terms and pricing are set case by case. Leverage magnifies returns in both directions: if rent falls or rates rise, losses grow faster than with a cash purchase. Reviewed 21 October 2026.

Commercial finance questions
How is commercial property finance different from a home mortgage?
Commercial lending is assessed case by case. Banks look at the property, the tenancy and rent, and the borrower, often a company. Loan to value is usually lower and terms shorter than for homes, and pricing reflects the specific risk. There is no single published rate.
Can a company borrow to buy property in Dubai?
Yes, many banks lend to companies, subject to the company's financial statements, ownership structure, guarantees from shareholders where required, and the property's location and use.
Do banks lend against rental income?
For income producing property, banks assess whether the net rent covers the debt payments with a margin of safety, alongside the borrower's wider financial position. Leases, tenant quality and remaining lease terms matter.
