Equity release
Your property has built value. Put it to work, carefully.
Estimate the equity you could access, the new loan to value and the repayment that comes with it, then speak to an advisor before you commit.
In short
- The cash you can release is limited by the bank's loan to value for your profile: 60% for expatriates and 65% for nationals on second and investment homes.
- Repayments on released equity count toward the 50% debt burden limit.
- The release is based on the bank's own valuation, not the price you paid or the asking price.

Illustration only. The ceiling uses Central Bank loan to value bands for your profile; banks set their own, often lower, limits for cash out lending and rely on their own valuation. Debt burden limits of 50% of income still apply. Fees for valuation, processing and mortgage registration are payable in cash. Reviewed 21 October 2026.
Before you borrow
What equity release changes.
Releasing equity turns value you own into debt you owe. These are the trade offs an advisor will walk through with you.
Your mortgage balance and monthly repayment rise, and so does the share of your income committed to debt.
After any fixed period, a larger loan moves with EIBOR. A 1% rise on a bigger balance costs more each month.
A higher loan to value leaves less cushion if prices soften, which can limit future refinancing or a sale.
Stretching the term to keep payments low increases the total interest paid over the life of the loan.
Banks assess what the funds are for. Using them for another purchase triggers that property's own loan to value rules.
Valuation, processing and registration fees are paid upfront. Since 1 February 2025 banks may not add DLD or agency fees to the mortgage; they are paid in cash.
Equity release questions
What is equity release on a Dubai property?
Equity release lets you borrow against the value of a property you already own, either on an unencumbered home or by increasing an existing mortgage. The bank values the property and lends up to its maximum loan to value, less anything you still owe.
How much equity can I release?
The ceiling is the bank's maximum loan to value on the current valuation minus your outstanding mortgage. Central Bank limits set the upper bound by residency and whether the property is your first home, and many banks apply lower limits to cash out lending, so treat the calculator as an upper estimate.
What can the funds be used for?
Common uses include buying another property, funding a business or consolidating debt. Banks ask about the purpose, and using released equity for a deposit on another property has its own loan to value and affordability tests.
Does equity release affect my debt burden ratio?
Yes. The larger mortgage increases your monthly instalment, and the Central Bank limit of 50% of income for all debt payments still applies.
