Mortgage comparison
Compare the structure, not just the rate.
Filter by your profile, then put up to three structures side by side: monthly repayment, what happens after the fixed period, fees, and the true cost over five years.
In short
- UAE fixed rates usually hold for one to five years, then move to EIBOR plus a bank margin.
- 3 month EIBOR was 4.30% at the Central Bank fixing of 20 October 2026.
- The early settlement fee is capped at 1% of the outstanding balance or AED 10,000, whichever is less.
Side by side
Your selected structures
Five year cost combines the monthly payments for five years, with the payment reset at the stated follow on rate after any fixed period, plus the arrangement and valuation fees including VAT. It assumes EIBOR stays at its level on 21 October 2026. Outstanding balance after five years is shown so structures can be compared like for like.
Reading a mortgage offer
Five numbers that matter more than the headline
- The fixed period. Longer certainty usually costs a little more.
- The follow on margin over EIBOR, which sets your payment once the fixed period ends.
- The floor rate, a minimum that can stop your rate falling with EIBOR.
- Arrangement and valuation fees. Processing fees are set by each bank, typically up to 1% of the loan plus VAT.
- Early settlement terms. Capped by the Central Bank at 1% of the outstanding balance or AED 10,000, whichever is less (source).

Comparison questions
Why are there no bank names on this page?
Bank pricing changes often and depends on your profile, so Castilion does not publish rates as if they were live offers. The structures here are illustrative and priced within published market ranges. When you speak to an advisor, we confirm current offers from lenders for your case.
Is a lower rate always the cheaper mortgage?
Not always. Arrangement fees, valuation fees, the length of the fixed period and the follow on margin all change the total cost. Comparing the cost over five years and the balance you still owe at that point gives a fairer picture than the headline rate.
What happens when a fixed period ends?
The rate moves to the follow on rate in your offer, usually 1 or 3 month EIBOR plus a margin, and the payment is recalculated on the remaining balance. Many borrowers review or refinance at that point.
